I know there are a lot of variables that go into determining $$ for hunting rights on land. But, what would you pay for deer hunting rights per year for 300-500 acres?

1200-2000 as of now, but i know some that are already paying 6 an acre, but most is 4, depends on the habitat. Is it pine or hardwood? i'm saying 4 for pine and 6 for good hardwood.
